7 Key Factors When Choosing a Holiday Home in Spain

As interest in Spanish holiday homes continues to rise, the big question remains: what really drives buyers to choose one property over another?

At Portfolio Deluxe, we recently surveyed our international clients—both active buyers and homeowners—to understand the most important factors influencing their decisions. The responses revealed a clear picture of today’s top priorities when it comes to owning a second home in Spain.

Whether you're a buyer, seller, or simply curious, these are the seven factors that consistently matter most.

1. Location Is Still King – But It's All About the Micro-Location

An overwhelming majority of clients agreed that location remains the number one priority. But it’s not just about the region—micro-location matters just as much.

Key buyer preferences:

  • Walking distance to shops, cafés, and services

  • Proximity to the beach (within 1 km if possible)

  • Peaceful areas over crowded tourist zones

2. Outdoor Space Is Non-Negotiable

Terraces, balconies, private gardens or roof terraces were listed as essential by most respondents. Since the pandemic, more buyers want space to relax, entertain, and enjoy the Spanish climate for long stays.

3. Communal Amenities Matter – Especially a Pool

A swimming pool, whether private or communal, is high on the wish list. Other popular shared features include green spaces, small gyms, and social areas. Buyers value low-maintenance comfort that enhances both lifestyle and potential rental appeal.

4. Modern Design with Low Maintenance

New build homes are in demand thanks to open-plan layouts, contemporary finishes, and energy efficiency. Buyers also look for:

  • Light, neutral interiors

  • Built-in appliances

  • Smart home features

5. True Value Over Low Price

While budget matters, buyers are not necessarily chasing the lowest price—they’re looking for value. This includes:

  • Transparent pricing

  • Low ongoing costs

  • Turnkey readiness or furniture packages

  • Potential for holiday rental returns

6. Peace of Mind Through Security

Security and convenience are key, especially for international owners. Gated complexes, lock-up-and-leave design, and professional property management all increase buyer confidence.

7. Travel Connections Matter

Many buyers want to be within 45 minutes of an international airport for easy getaways and guest access. Proximity to Alicante, Málaga, Valencia or Murcia airports can significantly boost interest in a property.

Final Thoughts

Our survey confirms that today's buyers are focused on lifestyle, convenience, and long-term value. They’re not just buying a property - they’re investing in how they want to spend their time.

At Portfolio Deluxe, we’re committed to selecting homes that reflect these priorities. If you’d like tailored guidance or access to properties that match your needs, get in touch, we’d be happy to help.
