New buy-to-let concept in La Zenia set to launch

The Costa Blanca South is about to see one of its most ambitious resort redevelopments in years with the transformation of the former Orihuela Resort complex in La Zenia into a new wellness-focused residential destination.

The project, which will be known as Zenia Sport & Wellness, is being developed by Innova Villas, a company with an increasingly strong track record of successful developments across the region. While full plans and pricing have not yet been released, the concept already signals a major shift in the type of residential product being brought to the southern Costa Blanca.


A New Residential Concept for the Costa Blanca South

Unlike traditional second-home developments focused purely on sun and beach lifestyle, Zenia Sport & Wellness is positioning itself around the booming global wellness sector — a trend that has been reshaping luxury real estate markets from Dubai to Miami and is now beginning to arrive more forcefully in Spain.

The development will consist of tourist apartments with rental licences in place, allowing owners to legally rent their properties on a short-term basis while also enjoying personal use for up to four months per year. In a market where regulatory uncertainty around tourist rentals has become a growing concern for investors, this structure is likely to prove highly attractive.

The concept itself is notably ambitious for the area. Plans include padel facilities, pools, jacuzzis, saunas, a gym, restaurant and a wider collection of lifestyle and wellness-focused amenities designed to create what is effectively a fully integrated resort environment.


The Rise of Wellness Real Estate

In many ways, the project reflects a broader evolution taking place across the Costa Blanca South. Over the past few years the coastline has seen a clear proliferation of wellness-led businesses, from boutique gyms and recovery clinics to premium padel clubs and health-focused hospitality concepts.

Buyers are increasingly looking for developments that offer more than simply an apartment close to the beach; they are looking for lifestyle ecosystems.

That is precisely where Zenia Sport & Wellness appears to differentiate itself.

The combination of sport, wellness and hospitality-inspired living is becoming one of the defining trends in international real estate and the redevelopment of the Orihuela Resort complex could place La Zenia at the forefront of that movement on the Costa Blanca South.


A Prime Beachside Location

The location is also difficult to ignore.

Positioned in La Zenia, one of the most established and commercially active areas of Orihuela Costa, the development benefits from close proximity to the beach as well as existing retail and leisure infrastructure.

At the same time, the project arrives amid increasing investment from Orihuela Town Hall into infrastructure and wider improvements across the municipality, giving the redevelopment additional significance from an urban regeneration perspective.

For many observers, the scheme could become a key catalyst for the next stage of evolution in the area, helping to modernise part of the coastline while introducing a more international resort-style concept to the local market.


Strong Investment Potential

From an investment standpoint, the combination of licensed tourist accommodation and wellness positioning is also likely to attract attention.

Wellness tourism continues to grow globally, while demand for professionally managed short-term rental products in prime coastal locations remains extremely strong. If executed correctly, developments of this type have the potential to generate attractive occupancy levels and strong long-term returns for owners.

The inclusion of legal tourist rental licences is likely to be a particularly important selling point given the increasing scrutiny surrounding short-term rentals across parts of Spain.


Launch Expected After the Summer

Although pricing, unit types and architectural plans have not yet been formally unveiled, interest is already expected to be significant given both the location and the increasingly limited supply of new-build beachfront-oriented product in La Zenia.
