La Mosca development update

As one of the most active real estate agencies in Punta Prima, the team at Portfolio Deluxe continues to follow the progress of the much-anticipated Las Vistas development — one of the largest upcoming residential projects in Orihuela Costa situated in La Mosca between Playa Flamenca and Punta Prima.

Project Overview

Las Vistas is planned as a major new urbanisation of approximately 1,500 homes on a plot of around 456,000 square metres.
The vision for the area includes a beach club, hotel, and residential options for retirees, combining leisure, lifestyle, and community-focused living in one of the most established coastal zones of Alicante province.

Once complete, Las Vistas is expected to significantly elevate the Punta Prima and Playa Flamenca areas, creating a new hub that complements its proximity to the sea, major golf resorts, and services already available in Torrevieja and Orihuela Costa.

Progress on Site

Work on the site itself has advanced well, with streets, lighting, and much of the groundwork already completed. The development area is largely prepared for the next construction phase, and the layout of the plots is now visible.

Reports of a Delay Linked to Local Infrastructure

Recently, local sources have suggested that the project’s next phase may be experiencing delays related to municipal infrastructure — specifically the water network capacity in Orihuela Costa.

These reports align with an article in the respected newspaper Información (June 2025), which highlighted the need for approximately €15 million in investment to upgrade Orihuela Costa’s water systems.
According to that report, the existing network limitations are already affecting the approval of larger construction projects in the area.

Broader Context and Developer Activity

While the Las Vistas project awaits further administrative progress, the developer continues to be active locally, with ongoing sales in two nearby projects:

  • Corallia Residencial – modern apartments second line to the sea, with sleek communal areas and sea views.

  • Valonia Residencial – another high-quality development located close to the Punta Prima coastline, also second line to the beach.

Both projects reflect the same design and build standards planned for Las Vistas, giving potential buyers an excellent preview of the quality and lifestyle to expect once the new development launches.

What It Means for Buyers and Residents

While this situation may understandably cause some concern among interested buyers, it should be viewed as an administrative and infrastructure-related pause, not a construction or financial issue.
The ongoing improvements are a positive sign of growth: as Orihuela Costa becomes increasingly popular for year-round living, it’s natural that local utilities must expand to match demand.

Staying Informed

Portfolio Deluxe will continue monitoring the Las Vistas project closely and will share verified updates as soon as new information becomes available from the developer or local authorities.
With years of experience living and selling property in Punta Prima, our team remains committed to providing transparent, informed, and realistic insight into every major development shaping the Costa Blanca’s future.
