Construction of the first phase of 188 homes should soon begin

The long-awaited Las Vistas development situated on the first line between Punta Prima and Playa Flamenca in Orihuela Costa appears to finally be moving towards the start of construction.

According to reporting by the Spanish newspaper Información on 21 May 2026, the much discussed Cala Mosca project is now entering a new phase, with infrastructure works nearing completion and the first building licences progressing through the final approval stages.

For many buyers and investors following the Costa Blanca South market, this is one of the most important developments to watch over the coming years.

The Last Undeveloped Coastal Stretch in Orihuela Costa

The project, officially named Las Vistas, covers what has long been considered the last undeveloped kilometre of coastline in Orihuela Costa.

More than 2,000 homes are planned for the area in total, but attention is now turning towards the first residential phase, where construction of the initial 188 homes could begin soon.

The application for the first homes has already received a favourable report from the Alicante College of Architects through its recognised urban planning entity ECUV. This means that final approval for construction may now be imminent.

Urbanisation works in the Alameda del Mar sector are also approaching completion, with much of the core infrastructure already installed across the development.

Infrastructure and Urbanisation Works Nearing Completion

Large parts of the infrastructure network are already completed or close to completion, including:

  • Water and sewage systems
  • Electricity infrastructure
  • Telecommunications networks
  • Irrigation systems
  • Landscaped public areas

At the same time, work is progressing on pedestrian routes and a new 1.3-kilometre seafront promenade connecting parts of the coastline between Punta Prima and La Zenia.

More than 900 trees have already been planted throughout the sector, including approximately 450 palm trees, helping to transform the area into what is expected to become one of the most modern beachfront communities on the Costa Blanca South.

Sustainability and Green Areas Become a Key Part of the Project

The Cala Mosca development has for years been the subject of strong debate and opposition from local residents and environmental groups, largely because the area represented one of the final untouched coastal plots in Orihuela Costa.

According to the developer, the plans have now been adapted with a much stronger focus on sustainability and environmental integration.

More than 81,000 square metres of the land are classified as protected areas, while over 38,000 square metres will become parks and green zones stretching between Punta Prima and La Zenia.

The project also includes specific protection measures for the two protected species Helianthemum caput-felis and Tudorella mauretanica, which became an important condition for the development to move forward.

Construction will mainly be concentrated closer to the N-332, while the sections nearest to the coastline are expected to remain more open towards the Mediterranean.

Why Las Vistas Could Become One of the Most In-Demand Projects on the Costa Blanca South

There is expected to be extremely strong demand for properties within Las Vistas once the first phase officially launches.

First line opportunities of this scale have become exceptionally rare on the Costa Blanca South, particularly in established coastal areas such as Punta Prima and Playa Flamenca where very little beachfront land remains available for new development.

For buyers, the project offers a unique opportunity to secure a modern luxury apartment in a prime beachside location surrounded by infrastructure, services, restaurants and year-round international demand.

The combination of:

  • first line positioning
  • modern design
  • extensive green areas
  • strong rental potential
  • and long term scarcity value

is likely to place Las Vistas among the standout new developments in the region over the coming years.

Interest in high-end new build projects across Orihuela Costa has continued to grow rapidly throughout 2025 and 2026, especially among buyers from Scandinavia, Belgium, the Netherlands and the UK who are increasingly looking for modern coastal properties with strong investment potential.
