Pros and cons of buying new-build or renovating to go green

In Spain, where energy efficiency and environmental consciousness are helping to shape the future of housing, the choice between purchasing a new-build or retrofitting an existing property is more relevant than ever. The Case for New-Builds

Modern new-build properties are designed with energy efficiency and sustainability in mind as there are minimum requirements set by the government which must be met. Developers incorporate the latest technologies and materials in order to meet the requirements. Here’s why a new-build might be the right choice for you:

Advantages:

- Higher Energy Efficiency Standards: New developments must comply with Spain’s stringent energy efficiency regulations, often achieving top ratings on the EPC (Energy Performance Certificate) scale. New-build properties now achieve minimum B-certification while many reach A-certification, the highest possible.
- Advanced Green Technology: Many developments include solar panels, heat pumps, rainwater harvesting, and smart home systems that optimize energy usage.
- Low Maintenance Costs: New materials and construction techniques mean fewer repairs and renovations in the long term.
- Eco-Conscious Design: From insulation to passive solar heating, they are built to minimise environmental impact from the outset.
- Low time-commitment: While a renovation will usually take a lot of time and energy to complete, buying a new-build is a simple process. The developer will take care of the building and, with the help of a good agency, you can ensure that your property is delivered completed and fully furnished, ready to move in with minimal stress and time-engagement.

Challenges:

- Higher Initial Cost: Sustainable new-builds can come at a premium, though they will provide savings in energy bills over time.
- Limited Locations: New developments are often found in growing urban or suburban areas, meaning options may be restricted compared to established neighborhoods. Some do see this as a benefit though as new-builds are often clustered in new areas which gives the area a modern and smart look and feel. 
- Construction Impact: While built for sustainability, new constructions still require significant resource consumption.
- Wait time: New-build properties will often be purchased off-plan and can then take up to 18 months to complete. For some buyers this is a deal-breaker as they don't want to wait so long for their property.

The Case for Retrofitting

Retrofitting existing properties to improve energy efficiency is another path to sustainability. Many buyers opt to renovate older homes rather than invest in new-builds. But is it the right move for you?

Advantages:

- Preserving Character and Location: Traditional Spanish homes, such as fincas and townhouses, have charm and are often located in prime areas. Many buyers enjoy adding a modern and clean twist to an older property ensuring they have a house that is truly bespoke and unique. 
- Potential for Cost Savings: With the right upgrades—like better insulation, double-glazed windows, and solar panels—older homes can be transformed into energy-efficient properties without the price tag of a new-build. Savings can also come at the time of purchase, as properties in real need of renovation are often sold below their market value, this can even create the possibility to purchase, renovate and sell for a profit. This business strategy is widely known as "flipping". 
- Reduced Environmental Footprint: Retrofitting extends the life of an existing structure, avoiding the carbon emissions associated with new construction.
- Government Grants & Incentives: Spain in some cases does offer financial aid for eco-upgrades, including solar installations and insulation improvements.
- Potential for time savings: While a new-build property construction timeline is out of your direct control you can influence the speed at which you purchase and renovate a resale property. This can range from buying from distressed sellers in cash to force quick completions or having a team of construction professionals ready in place for when you get hold of the keys in order to start work immediately. 

Challenges:

- Uncertain Costs: Renovations can reveal unexpected issues, leading to higher expenses than initially planned. Some properties can turn into a "Pandora's box" as you peel back the layers uncovering defects that can range from damp to structural issues. To combat this, it is advisable to employ the services of a professional surveyor or an estate agent specialised in properties in need of renovation to mitigate your risks.
- Regulatory Hurdles: Older homes may face planning restrictions, especially in historic districts. Even when there are no specific issues hindering licencing, it is still a complicated process which can hold up the renovation considerably. A tip if you are in a hurry is to ensure that the renovation will not include making any changes to structural components of the house as this will avoid you having to apply for a full building licence that takes a lot longer to grant than a standard licence covering more aesthetic changes. 
- Finding good professionals: While it has perhaps never been easy to find reliable and recommendable construction professionals, it is increasingly difficult to do so, this is due to a variety of factors. One of the biggest issues is that there are not many young professionals training to go into construction, this is causing shortages in skilled labour and driving prices up. It is now even being cited as one of the main concerns for the future even by major developers such as Taylor Wimpey. Many foreigners will also struggle with the language barrier and a lack of a local contact network where they are buying, this can lead to them either hiring the wrong people for the job or vastly overpaying for the work and in worst case, both!
- Energy Efficiency Limitations: While improvements can be made, some older properties may never match the efficiency of a purpose-built eco-home.

The choice between a new-build and a retrofit depends on your priorities. If you want modern convenience, efficiency, fewer complications and lower maintenance, a new-build may be ideal.
